If you’re not going to be present, please let our office know in advance to make sure you receive a verbal summary from your inspector. The full report is generated on a laptop as the inspection is performed and uploaded to our website. You will receive a password to login and view your report and forward it to your attorney if desired.
The inspection, which takes 2 to 3 hours for the average residence in

1. sprinkler system- need to pressure test the lines underground. No destructive testing is performed since the potential buyer does not own the home.
2. Washer/Dryer- Only the connection is checked. Most of these appliances are not left with the home.
